More Homes. More Choices. What's Happening in Audubon?

If you've been keeping an eye on the Audubon real estate market, you may have noticed something we haven't seen in a while...there are actually more homes to choose from.
Just look at the numbers.
In June 2025, only 5 homes came on the market in Audubon. This June 2026, 16 homes hit the market. That's more than three times as many new listings in just one month.
So, does that mean the market is slowing down?
Not at all.
What it does mean is we're starting to see a little more balance.
For buyers, this is welcome news. More homes on the market means more opportunities to find the right fit. Instead of feeling like you have to write an offer the same day a home is listed, you may have a little more time to compare your options and make a decision that's best for your family.
For sellers, don't let the increase in inventory worry you. Buyers are still actively looking for homes in Audubon because people want to be here. Great schools, walkable neighborhoods, community events, and small-town charm continue to make Audubon one of the most desirable places to live in South Jersey.
The difference now is that buyers have more choices, which makes preparation even more important. Pricing your home correctly, making a great first impression, and having a strong marketing plan can make all the difference.
As someone who lives in Audubon and helps families buy and sell here every day, I actually think this is a healthier market. Buyers have more options, sellers are still seeing strong demand, and the process feels a little less stressful than it has over the past few years.

Real estate is local, and what's happening nationally doesn't always tell the story of what's happening right here in Audubon.
